Here is your rare, perhaps once in a lifetime opportunity to own your own wilderness vacation paradise on beautiful pristine Tug Hill, snow capital of the Northeast.  If you are a snowmobiler, hunter, fisherman, ATVer, or nature lover who enjoys his “elbow room”, this may be the place for you. We have over 300 acres of woodland, complete with a large camp, forest, ponds, trails, and lots of room to roam.

The Tug Hill Plateau comprises over 2100 square miles in Upstate New York. There are an estimated 150,000 acres of mostly unbroken forests, with 4000 miles of rivers and streams. Here are the headwaters of 4 major north country rivers. Situated off the east end of Lake Ontario, “The Tug’s” lake effect snowfall is legendary, and it has become a mecca for winter sports enthusiasts. Annual snows average over 200 inches, and have measured up over 400 inches in a single season. An official record of 77 inches in 24 hours is on the books, but we have seen more than that!

Our property is located on the Pitcher Road, Town of Montague, in Lewis County, in Upstate New York, about 1 ½ hours north of Syracuse. The property is a good mixture of mature hardwoods, overgrown farmland, wetlands, reforested evergreens, beaver ponds, man-made ponds, and trout streams, with a good network of trails. It is adjoined on 2 sides by thousands of acres of NY State and county lands. About 1 mile of road frontage, with some beautiful building sites for camps. This is a gravel road, part of which is accessible year round and partly seasonal access. You will find 100-year-old stone fences nestled in the woods, and even an old crosscut saw embedded in a tree, left there, legend has it, by a young man who went off to war and never returned.

Name your sport. There are miles and miles of wooded roads and groomed trails for the snowmobile or ATV rider, and more snow than you can imagine. One of the few areas in New York where you can still ride. Great for hiking, cross-country skiing and snowshoeing too. You will enjoy wilderness type hunting for whitetail deer, grouse, turkey, woodcock, snowshoe hares, geese, and ducks. There are not a lot of bucks with record book antlers, but 200 plus pounders are not uncommon. Other wildlife include coyote, fox, flying squirrels, beaver, otter, and numerous birds. Even the occasional black bear and moose have been known to visit. The local streams, rivers, and ponds hold brook and brown trout, and you are about an hour away from Lake Ontario’s world class salmon and brown trout fishing, or the muskies and bass of the St. Lawrence River. Or explore the high peaks of the Adirondacks, only a couple of hours away.


Our main camp is accessible by road, and sits atop a wooded hill overlooking a large pond. It has 2 floors, with deck and garage. It has welcomed up to 12-14 people during deer season. We have a lar
ge wood stove, with propane for lights and cooking.
